Assemblies are identified by make, model, size, serial and location. When that detail lives on last year’s form in a filing cabinet, every visit starts by re-discovering equipment you already documented.
Recipients often want the record on short notice. Reconstructing which assembly was tested, when, and by whom should not take an afternoon.
Running a separate tool for backflow preventer and another for everything else just moves the problem. The record has to be one record.
What InspectWarden does today
This is the current product for backflow preventer work, and for the other 15 inspection types on the same route — not a roadmap and not a demo script.
Every assembly as its own asset record. Make, model, size, serial and location live on the assembly, so next year’s test opens with the detail already in place instead of being written out again.
Annual cadence tracked as the route runs. Closing a test calculates the next due date, and recurring schedules show what is coming due by property, so the annual list builds itself rather than being rebuilt each January.
16 inspection types on one record. Extinguishers, wet-pipe sprinkler, fire alarm, kitchen suppression, exit and emergency lighting, AED, smoke and CO detectors, exit doors, hood and duct, standpipe, fire pump, backflow preventer, fire doors, fire dampers and emergency generators — each with its own checklist and cadence, all under the same customer and property.
Recurring schedules and reinspections. Monthly, quarterly, semi-annual and annual cadences are set per system type, so closing an inspection builds the next visit’s schedule as the route runs, and reinspections have their own view.
Deficiencies that turn into estimates and work orders. Record the finding with severity, notes, photos and a timestamp, then build a quote from your own price book and track it to a work order, so repair work in your own reports stops evaporating.
Reports, share links and a customer portal. Generate the report, share it by link with a verification page, and give building owners a portal showing their inspections and open findings without another call to your office.
What it does not do yet
Being straight about this is cheaper than a disappointed trial.
- Full offline mode — drafts sync, but a mechanical room with no signal at all is still a problem.
- Printable bulk tag sheets — assets import in bulk; printing a stack of physical tags does not.
- Accounting push — estimates live here; there is no QuickBooks or invoicing sync yet.
- Self-service checklist builder — new system types are added for you rather than by you.
- Dispatch, routing and job costing — this is the inspection record, not the whole back office.
Everything above is genuinely not built. Everything in the capabilities section is live today.
Who this is for
A good fit if you are:
- An independent fire-protection or life-safety contractor, roughly 2–30 employees
- Inspecting backflow preventer alongside other systems on the same route
- Still on paper tags, carbon-copy tickets, or a spreadsheet only one person understands
- Losing time reconstructing history when a customer, insurer or AHJ asks

Built for the crew doing the route
Field software fails for boring reasons. It takes too many taps. It assumes a manager who does not carry a ladder. It makes a technician learn a different screen for every kind of device.
InspectWarden keeps the same shape for every system type — open the asset, work the checklist, close with an outcome — so a technician who can inspect the assembly in it can inspect an extinguisher, a hood or an exit door in it.
A note on codes and jurisdictions
Inspection requirements vary by jurisdiction and by authority having jurisdiction (AHJ). InspectWarden helps contractors record and organize inspection work; it does not replace the contractor's professional judgment or local code requirements.
We will not tell you the software makes you compliant. It makes your work findable, attributable and provable — which is usually what the person asking actually wants.
